Overview

A four-bedroom family home that steps down a steep lot, keeps its back to the wind and opens every main room to the Flatirons.

The challenge

The lot fell nine feet from street to back fence and the family wanted one-level living for the main rooms.

What we did

We split the house into three offset volumes that follow the slope, with a cedar-lined living room at the lowest point and deep overhangs that shade summer sun but let winter light in.

The outcome

The house uses 42% less energy than code requires and the family moved in two weeks ahead of schedule.

They listened to how we actually live — where we drink coffee, where the kids drop their bags — and designed the whole house around it.
